What records can I get?
We retrieve deeds, mortgages and deeds of trust, recorded liens, plats and surveys, summary title searches, and property tax/assessor records from the county where the property is located.
How do I order US property records?
Use the order form with the property's address, state, county, and — if you have it — the parcel number (APN). Select the documents you need and we retrieve them from the county recorder.
Who can request these records?
US recorded land records are public records in almost every county. Anyone can request copies, whether they own the property or not.
What is an APN or parcel number?
The Assessor's Parcel Number (APN) is a unique identifier assigned by the county assessor. It speeds up retrieval significantly. If you don't know it, we can usually find it from the address.
What is the difference between a Title Search Report and title insurance?
Our Title Search Report is a summary of the recorded chain of title for informational use. It is NOT title insurance and does not indemnify you against title defects. For insurance, work with a licensed title insurer.
What is fee simple vs. leasehold?
Fee simple is the most common form of ownership in the US — you own the property and the land indefinitely. Leasehold ownership (common in Hawaii and some resort areas) means you own the improvements for a set lease term. Condominiums and co-ops are other ownership forms with different legal structures.
Why does turnaround take longer than UK orders?
US property records are held at the county level, not a national registry. Turnaround depends on the county's retrieval process and whether the document is digitized. Most orders complete in 2–5 business days.
What if my county doesn't have the record online?
Many counties still require manual retrieval from the recorder's office. We handle that for you and email the document once received.
How will I receive my documents?
Your documents are emailed as PDF attachments once retrieved.
